Super Bowl commercial featuring Tim Tebow:

I recently learned that there will be a super bowl commercial featuring Tim Tebow and his mother Pam.  Tim Tebow played quarterback for the Florida gators and won the Heisman Trophy.  You can watch a video on this link about the super bowl commercial featuring Tim Tebow and the controversy that has arisen.  The 15 minute video includes excerpts from articles in the New York Times and the Denver Post.

 

The commercial was sponsored by Focus on the Family and was funded solely by donors to the ministry.

                 

Focus on the Family is a non profit ministry with headquarters in Colorado Springs. The goal of the ministry is to offer support for families. 

 

 

 

The public is being encouraged to watch the commercial and send in any comments to Focus on the Family through their website.

Survey for Mac users

This is a survey for Mac users:

 

If you run Windows on your Mac which software do your prefer Boot Camp or Parallels?

                                 

I have owned a Mac for a little over a year and have found that Parallels really slows the mac down.  I have heard the newer version of Parallels is better.  I thought the best way to get good feedback would be to conduct a survey for Mac users.  I would love to have a pros and cons of each of the types of software and why you prefer one or the other.

Simple question about Facebook

I have a simple question about Facebook.

I know this may seem like a dumb but simple question about Facebook experts so please don't laugh at me. I was trying to link my Facebook account to my Long and Foster agent portal.  I assumed that I should type in www.facebook.com/  followed by my ame.

When I typed that URL in to my browser someone else named Sybil Campbell came up and it is definitely not me!

Who would have thought that there would be more than one Sybil Campbell on Facebook?  Anyway I changed my name on Facebook to Sybil Strickland Campbell which includes my maiden name but I guess that it takes a while for the new name to appear. 

In the meantime can any of you Facebook experts tell me how to link to my Facebook account?

So You Want to Make More Sales....It's Not a Secret Recipe

This is a great post worthy of a re-blog.

 I talk to a lot of agents and salespeople in general who are a little more than depressed about the current market. It's understandable as frankly, times are hard for a lot of folks. But there are some tried a true methods that will bring you success in virtually any market and most of them are common sense.

 10 - Make the call - I know how hard it can be sometimes to pick up that 20 pound phone and make the call. The last thing you want to hear is another no, but you have to reach out to people if you want new clients. So when you get a lead, use it, and make the call.

 9 - Follow up - When you make the initial contact with someone, try to assess their needs and see how you can help. Most Realtors fail at follow up so if you do it right, you remain ahead of the pack.

 8 - No lead is a waste of time - Every lead is worth working so do the best you can. One thing is for sure, if you don't work a lead it's a wasted lead. That doesn't mean it would be a waste of your time to work it and there's only one way to find out.

7 - Do what works - If you notice something you are doing is creating opportunity for you, then keep at it. Whether it's open houses, blogging, first time home buyer seminars, or just talking to anyone that will listen. If it works for you then keep doing it and it will keep working.

6 - Be consistent - What ever you do to advertise yourself and your business requires consistency for success. You yourself need to be consistent in your efforts to promote your services.

5 - Learn the value of time - Time is a valuable thing and you shouldn't waste it. Spend your time during the day managing your business and making efforts to draw in more business. If going home for a two hour nap in the afternoon doesn't benefit you, then skip the nap and hit the bricks.

4 - Stop fearing failure - One the fastest ways you can fail in this life is to constantly fear that you will fail. It's called a self fulfilling prophecy and that's not a road you need to travel down. At some point in life, we all fail, but that's usually the first step toward success. Edison said that most people fail because they didn't realize how close they were to success when they gave up.

3- Be available - No one works 24/7, that's a myth that Realtors like to spread around. But, that doesn't mean you strictly work a 9 to 5 schedule either. You have to be available when your clients are available.

2- Don't second guess yourself - If you make a decision, then stick with it and move on. Second guessing yourself gets you no where and it helps no one. It's the rest of the world's job to second guess you and why with unemployment so high would you want to put others out of a job. Let them do their Job and you keep doing yours.

1 - Get over rejection - Rejection is not a fun part of life, but it's part of life none the less. This business will make that fact painfully obvious at times, but you have to press forward. Some will say no, but some will say yes and that's why you ask the question. If I told you how many ladies told me know compared to the those whose number I got, you'd likely wonder why I didn't give up dating a long time ago. It took me a year and a half to get my wife to date me. Notice I said wife. We've been together for 9 years and married for three. You have to be persistent in life and in business, and in the end it pays off for both.

A New Real Estate Concept - Would You Like Paper or Plastic?

Advertising in a super market sounds like a great place to pick up prospects to me. What do you think?

Real Estate ExperimentThis is an interesting idea.  Re/Max of New England has signed an agreement with Stop and Shop Supermarkets to open as many as 17 real estate offices right inside their stores.  

Jay Hummer, executive vice president of the organization has said that the move will begin over the next three to four months.

"It's something we've been working on for a year now, says Hummer. "It's a great way for our broker-owners and agents to be able to connect with the consumer...in a very convenient location."  Via Enterprise News 

Big on convenience but small on space, the supermarket-based offices will range in size from 200 square feet to 400 square feet.  Each office will provide MLS access for consumers.  The company plans to have several agents based out of each location.  

Stop & Shop has had a history with pharmacies and flower shops in their stores, but this will be their first attempt at housing real estate agents.  

The prototypes for these offices are to be in an open air environment which could mean doing floor duty with the sound of cash registers and squeaky carts.  

This is certainly out-of-the-box thinking and could be a unique experiment. 

But, will real estate agents really want to go to work in supermarkets?

Active listings in the Williamsburg area

In this blog you will find some data on active listing in the Williamsburg area during 2009, you will also see some practical ways that this data can help you with one of your greatest investments, your home.

                                         

The first chart includes the number of residential units sold in 2009 as well as the number of homes that went pending in 2009. To see this chart from the Williamsburg MLS click here.  It is important that you note that the data includes houses sold in areas that would be considered outside of the Williamsburg area, areas such as Chesterfield, Henrico, Matthews, West Point, Surry, Chesapeake, Norfolk and Virginia Beach, Newport News, Hampton and Gloucester.

 

Click on this link for cumulative totals of homes sold in 2009 that were listed in the Williamsburg MLS. The cumulative totals include the city of Williamsburg, as well as James City County, York, New Kent and Charles City Counties. The counties included share a  border up with either  Wiliamsburg or James City County.

While lots of people want to see statistics for real estate activity in their area, they may not know how to practically use it. 

Here are a few ideas:

  • Days on the market is a good indicator of how long it will take to sell a home in Williamsburg area
  • Median and average sold price indicate what price home in is selling in the Williamsburg area most often
  • The number of active listings in the Williamsburg area  shows how many homes buyers can choose from

Homes for sale in Williamsburg

Homes for sale in Williamsburg are priced lower than they have been in years!  In many areas the home prices are lower than they were in 2004 or 2005.

 

I often have people ask me if the home sales in Williamsburg are picking up and I try to be honest with them about my observations about our real estate market in Williamsburg, Virginia.

 

Some property owners who ask about home prices in Williamsburg seem very discouraged when I tell them that I don't think their home's value is going to start increasing significantly very soon.  Based on historic trends in home sales and the predictions of many economists, I believe it may be three to five years before we see home prices in Williamsburg rise significantly.

 

Real estate trends have always been cyclical and history tells us that the cycles tend to last for about seven years.  The last "up cycle" that we experienced was longer than normal and prices escalated at rates that our economy could not support.  What we all need to accept, whether we like it or not, is that the value of our homes have more than likely dropped from what they were at the height of the market in 2005 or 2006. 

 

Remember that all real estate is local.  I posted a blog about home sales in Williamsburg a few months ago. I noted that the values of homes in some areas have remained relatively stable, while in other subdivisions they have dropped dramatically.  To read this blog click here

 

If you are considering buying a house within the next couple of months, you should probably buy now while the prices and interest rates are low.

 

The belief by many economists and mortgage professionals is that interest rates will start to rise in 2010.

 

So, if you are going to buy and plan to stay in the house for at least three to five years, then you will probably see your property's value increase.  If you get an especially good buy, the value of your home may increase more quickly.

A recent blog noted the homes sales in the Williamsburg area during each calendar year for the past decade. 

The data was definitely eye opening. Now as a Williamsburg homeowner you may be wondering what is my home worth in today's real estate market.

Let's analyze this data.

According to the Williamsburg MLS:

  • 2103 residential homes were listed for sale during 2009
  • 925 homes sold in 2009

That means:

  • 1 in ever 2.3 listings sold in Williamsburg
  • 44% of listings sold in Williamsburg

 

If you are considering trying to sell your home in 2010 you need to be aware of additional factors that will affect the sale of your home:

  • According to some economist's predictions inflation is inevitable in our economy
  • Interest rates are climbing
  • FHA loans have more stringent guidelines for potential borrowers
  • The Federal Tax Credits that are currently available for houses are in effect through April 30, 2010
  • We have undoubtedly not seen the last of the foreclosures and short sales
